Market Position (Rentometer)
Area rent statistics — the median and 25th/75th percentile rents near the property for each bedroom count in the rent roll — with the subject's own average rents placed on that ladder. These are statistics, not individual comps, and they never change the proforma.
Rent Estimate Triangulation
Every independent rent estimate we hold, side by side with the subject's own rents. When the outside sources land within 10% of each other they agree; wider than that is a signal to dig in. Nothing here changes the proforma.
